Rental Properties .

From 01 October 2008 EPCs will be required for rental properties. Please see below for information on how this affects you as a landlord, letting agent or as a current or potential tenant.

1. Landlords and Letting Agents .
If you let a property is let from 01 October 2008, as a Landlord or Letting Agent you will be required to ensure a valid EPC is made available to all prospective and new tenants.

Please find below the main points that you need to be aware of.
  • For all new tenants after 1 October an EPC will be required.
  • This applies to both private and social sector landlords and tenants.
  • Once issued, EPCs are valid for a maximum of 10 years.
  • If a valid EPC still exists when changing tenants no new EPC is required.
  • If significant changes to the property have been made, you may wish to have a new EPC issued to ensure you are presenting your prospective tenants with the most accurate report possible.
  • The EPC and recommendation report must be made available free of charge by the landlord (or your letting agent) at the earliest opportunity and no later than:
    • When any written information about the building is provided in response to a request for information received from the prospective tenant; or
    • When a viewing is conducted; or
    • Before entering into a contract to let (if neither of the above occurs).

What are the benefits to Letting Agents and Landlords?
The EPC energy rating can help rent out a property by indicating to a prospective or new tenant how energy efficient the home is as well as estimated running costs. The EPC will also provide information that may help to reduce the running cost of the property.

2. Tenants .
If you are a current tenant, or you view a property you are interested in renting from 01 October 2008 your Landlord or Letting Agent will be required to ensure you receive a copy of a valid EPC.

Please find below the main points that you need to be aware of.

  • You must be provided with an EPC for all newly rented properties from 01 October 2008..
  • EPCs must be issued for both private and social sector tenants.
  • An EPC is valid for a maximum of 10 years from the date of issue.
  • The EPC and recommendation report must be made available to youfree of charge by the landlord or letting agent at the earliest opportunity and no later than:
    • When any written information about the building is provided in response to a request for information received from the prospective tenant; or
    • When a viewing is conducted; or
    • Before entering into a contract to let (if neither of the above occurs).

What are the benefits to you as a Tenant?
The EPC and subsequent energy rating will provide you with information with regards to how energy efficient the home is as well as estimated running costs. This is especially useful when you are looking at more than one property allowing you to make a more informed choice about which property is the best for you.
